BETTER MOUSETRAP…LUXURY DOWNSIZING
There’s an old adage “Build a better mousetrap and people will beat a path to your door”. It’s a pretty simple concept. If you listen real hard, people will tell you what they want. If you create what they want they’ll buy it.
Before designing Genova, its designer/builder, Jim Wallace, held a series of focus groups asking homebuyers why they purchased what they purchased, what they liked, what they didn’t like and what would be the perfect home.Interestingly, condo homebuyers loved the maintenance-free living, the security, the sense of neighborhood and great social life but they missed the open-design, privacy and extra space of a single-family home.Conversely single-family homebuyers loved things like their private master suite, separate laundry room, two-car garage and large outdoor living space but they didn’t like the constant upkeep and high cost-of-ownership.
So the Wallace team wondered “What if we could give people everything they wanted?” then spent the next year designing the “better mousetrap”.
Genova was born. A gated, resort-style club community of luxury condos loaded with single-family home features but maintenance-free with low cost-of-ownership.
Looks like they taped into a better mousetrap…LUXURY DOWNSIZING.
Today 90% of Phase One and 60% of Phase Two (total 54 condos) have been sold at Genova since they concerted to contracts December 28th.Over half of the buyers currently live in single-family homes. They love the idea they don’t have to give up their open plan, island kitchen, luxurious master suite, two-car garage or laundry sink to get the “lock-and-walk” lifestyle.The diversity of new owners is interesting. It’s a mix of working professionals, semi-retired and fully retired, typically 45-75 (with a few thirty-somethings mixed in). About half already live in SWFL with the rest coming from the Northeast, Midwest and Canada.
Great bunch of neighbors. What more could you ask for!
The Genova condos are 40-49 feet wide with lots of natural light, gourmet kitchens and 11 to 20 ft deep lanais. And it’s all 100% maintenance-free so everyone has more time for family, friends, travel and the club.
As a bonus, the combined Condo/Club/Cable fees are only $486 a month including insurance, water, sewer, pest-control, cable, lawn maintenance, building maintenance, reserves and all the club facilities and staff. Virtually everything except taxes and electricity. That’s half the cost of a single-family home.
And there’s no CDD. No equity fee. No annual club dues. No minimums.
Now it may take some getting used to…instead of a “get-wet pool in the backyard” Genova homeowners have an 82 ft zero-edge resort pool overlooking the lake, an indoor 25-meter Olympic lap pool, a fully staffed fitness center with massage and sauna, an aerobics studio and tournament bocce courts. All included. Keeping folks busy when they’re not traveling with all the money they saved.
Genova is also right next door to Estero Community Park (think yoga, tennis, pickle-ball, volleyball, art classes, etc), only a short walk, bike or drive to 40 restaurants and 260 stores at Coconut Point Town Center and Miromar Outlets and only 15-20 minutes to the beaches and SWFL International Airport.
Better mousetrap? Absolutely. People are beating a path to Genova’s door.
