A manned 24/7 gated entry, a private members’ clubhouse with catering kitchen, a “beach-entry” resort-pool and spa, an indoor 25 meter Olympic lap pool, a staffed fitness center, an aerobics studio, massage and sauna, tournament bocce courts, stocked lakes and 7 pedestrian gates including two directly into 75 acre Estero Community Park. There is also a general manager, activities director and maintenance staff.

Yes. The main entry on Via Coconut Point Road is manned and combined with the 7 pedestrian gates delivers 24/7 controlled-access to the community and the club facilities. Genova residents will be provided a photo-ID “chip” card. A valid driver’s license will be required of visitors. In addition each building has its own controlled-access to lobbies and elevators. These condos are truly “lock-and-walk”.

No. In lieu of walls Genova uses “stealth security”, an innovative combination of technology and site design which uses the garage level of buildings, combined with the lakes and fencing (hidden in landscaping) to create an invisible shield around the community.

There is NO equity fee. Everything is included.
No. The common areas are owned by the condo association (the homeowners). There is no annual non-valorem property tax and no CDD lien on your property.
No. You can use all the amenities without charge. There is a nominal charge of $4 for aerobics classes and for fitness clinics with the on-staff trainer. Massage is by appointment at slightly below market rates.
Yes. There will be a full-time general manager, activities director, fitness director and maintenance manager.

Yes. Ownership is a fee simple condominium with a master condominium association and three condo associations.

The exterior of your home is maintenance-free. The total 2018 condo charges are $559 per month (paid quarterly) and include all the community and club, amenities plus reserves for future staff, gatehouse access-control, building insurance, water and sewer, exterior lighting, building maintenance, landscape maintenance, exterior pest control, cable and reserves for future building and site repair and replacement.

You pay a 1% closing fee. The developer pays ALL closing costs except your mortgage-related costs (if any).

No. The residences are located above the 100-year-storm level. And, if for some reason flood insurance was ever required, it would be paid by the condo association.

Yes. Anyone directed related by blood, marriage or adoption can stay in your home up to 15 days while you are absent. You will be required to complete a condo association application and security check on their behalf 20 days prior to the intended stay. An application processing charge of $40 and security check cost of $50 are applicable. Of course, your family can stay as long as you like when you’re in residence.

Yes. However, to prevent transient rentals, the lease period must be at least two months and you cannot lease your home more than three times per year. If for some reason the lease is less than two months it will be deemed a two-month lease and your condo will be required to remain unoccupied for the un-leased period before or after the tenant’s occupation. A processing fee of $100, a security check cost of $50 and a refundable condo association security deposit of one month’s rent is required.

Yes. However it will be deemed the equivalent of a two-month rental. If your friend only uses it for less than two months it would have to remain vacant for the balance of the two-month period, either before or after your friend’s occupancy.

Yes. You can have two domestic dogs or cats each up to 25 pounds or one dog up to 40 pounds. Pets must be on a leash with the owner whenever outdoors. No vocal birds are allowed. Tenants and overnight guests are not allowed pets.

On the street level and courtyard level there is no restriction. On the third level and penthouse level the bedrooms must be carpeted or be 80% permanently covered with area rugs.

The building is concrete from the foundation to the roof trusses. No structural wood. Construction is a poured-concrete slab with 6” steel-reinforced poured-concrete floors between levels, slab to tie-beam steel-reinforced concrete columns and concrete-block exterior walls. Interior walls are metal-framed on 16” centers. Exterior finish is stucco. The roof is finished with an impervious membrane then finished in concrete barrel tile.

Yes. Each owner is allotted a private two-car garage (19’6” to 20’ wide and 23’ to 24’ deep) with an 18’ wide garage door, garage door opener and two remotes.

All parking is indoor. The garage level of each building has 12 to 18 guest parking spaces plus handicap parking and bike racks.

In front of your building.

No. All of the common hallway windows and all residence exterior windows, doors and sliding glass doors are 130 mph hurricane-rated impact glass. No shutters are needed or allowed.

Yes.  Although no home is 100% sound-proof there is extensive sound-reduction in each home.  The demising walls between residences are concrete block with sound insulation on both sides. Between floor levels there’s an elastomeric membrane with an STC 67 acoustic rating installed under all hard-surface (tile or wood) flooring. Below that is an 6” poured-concrete deck. Below that the ceilings are framed down 12” creating a very effective sound-abating still-air space. Finally the ceiling below is finished in drywall, another great sound barrier. In addition, every interior wall is insulated to deaden sounds between rooms and all interior doors are solid-core. No matter what level you live on, your home will be quiet.

Two elevators and four lobbies per building, one on each side of the building. Each garage-level and each courtyard level has two controlled-access vestibules.

There are two trash-chute rooms per level (near the elevators). The trash chutes are directly connected to enclosed dumpsters on the garage level. Recycling is collected on the garage level.

Yes. Each owner is allotted a 25 cu.ft. air-conditioned storage-locker in a storage room located on the same level as his home and a 60 cu.ft. non-air-conditioned storage-locker on the garage level.

Although Genova is close to Naples and Bonita Springs it is actually located in the incorporated Village of Estero, operating as a distinct municipality within Lee County of Southwest Florida. The postal code is 33928.

Best of all, Genova is located in the heart of Estero, close to everything.
