No. In lieu of walls, Genova’s innovative site design utilizes the concrete garage level of buildings combined with lakes and fencing.
There is NO equity fee. Everything is included.
No. The common areas are owned by the condominium association (the homeowners). There is no annual non-valorem CDD property tax and no CDD lien on your property.
Yes. Ownership will be fee simple condominium with a master association and three condominium associations (each with two buildings and 61-74 owners).
Condominium charges include all the community and club staff, the gatehouse access-control, building insurance, water and sewer, exterior and common area lighting, building maintenance, landscape maintenance, exterior pest control, cable, all community and club amenities and the reserves for future building, site repair and replacement.
You pay a 1% closing fee. That’s it. The developer pays ALL closing costs except your mortgage-related costs (if any).
No. The residences are located at the 100-year storm level. And if for some reason flood insurance was ever required, it would be paid by the condominium association.
Yes. Anyone directly related by blood, marriage or adoption can stay in your home up to 15 days while you are absent. You will be required to complete a condominium association application and check for them 20 days prior to the intended stay. An application processing charge of $40 and a security check cost of $50 domestic and $100 international are applicable. Of course, your family can stay as long as you like when you’re in residence.
Yes. However, to discourage/prevent transient rentals, the lease period must be for at least two months and you cannot lease your home more than three times per year. If for some reason the lease is less than two months it will be deemed a two-month lease and the condo must remain unoccupied (for the un-leased period) either before or after the leased period. A processing fee of $100, a security check cost of $50 domestic and $100 international and a refundable condominium association security deposit of one month’s rent is required.
Yes. However, it will be deemed the equivalent of a two-month rental so if your friends occupied it for less than two months it would have to remain unoccupied for the remainder.
Yes. You can have two domestic dogs or cats each up to 25 pounds or one dog up to 40 pounds. Pets must be on a leash with the owner when outdoors. No vocal birds are allowed. Tenants and overnight guests are not allowed pets.
On the street level and courtyard level there is no restriction. On the third level and penthouse level the bedrooms must be carpeted or be 80% permanently covered with area rugs.
Poured concrete and steel foundation and courtyard level 12”-14” deck with 6”-8” steel poured concrete floors between levels, slab to tie-beam steel-reinforced concrete columns and concrete block exterior walls. Interior walls are metal-framed on 16” centers. Exterior finish is stucco. Roof is an impervious underlay and barrel-tiled over plywood. Yes. Each owner is allotted a private two-car garage (19’ to 20’ wide and 23’ to 24’ deep) with an 18’ wide garage door, garage door opener and two remotes.
Guest parking is indoor. The garage level of each building has 14 to 18 guest parking spaces plus a handicap space and bike racks.
