  • What are the community and club amenities?

    A manned gated entry, a private members’ clubhouse with hospitality prep kitchen, a beach-entry resort-pool and spa, a covered 25-meter lap pool, a fitness center, an aerobics studio, massage and sauna, regulation bocce courts, stocked lakes and pedestrian gates including two directly into adjacent 75-acre Estero Community Park.

  • In total, how many residences are there?

    205 residences in six buildings.

  • Are the club facilities and other amenities staffed?

    Yes. There will be a general manager, activities/fitness director and maintenance manager.

  • Is there a charge to use the amenities?

    No. You can use all the amenities without charge.

  • Is Genova a secured community?

    Unlike other gated communities in Estero, the main Genova entry is manned with controlled access to the main community entry, the pedestrian gates and the club facilities. Genova residents will be provided chip cards. A valid driver’s license and instant security check will be required of everyone else. In addition, each building has its own controlled access.

  • Does Genova have perimeter walls?

    No. In lieu of walls, Genova’s innovative site design utilizes the concrete garage level of buildings combined with lakes and fencing.

  • What is the equity fee to join the Club at Genova?

    There is NO equity fee. Everything is included.

  • Is this a Community Development District (CDD) community?

    No. The common areas are owned by the condominium association (the homeowners). There is no annual non-valorem CDD property tax and no CDD lien on your property.

  • Is the community a condominium?

    Yes. Ownership will be fee simple condominium with a master association and three condominium associations (each with two buildings and 61-74 owners).

  • What do the condominium charges cover?

    Condominium charges include all the community and club staff, the gatehouse access-control, building insurance, water and sewer, exterior and common area lighting, building maintenance, landscape maintenance, exterior pest control, cable, all community and club amenities and the reserves for future building, site repair and replacement.

  • What closing costs am I responsible for?

    You pay a 1% closing fee. That’s it. The developer pays ALL closing costs except your mortgage-related costs (if any).

  • Do I need to obtain flood insurance?

    No. The residences are located at the 100-year storm level. And if for some reason flood insurance was ever required, it would be paid by the condominium association.

  • Can my family stay in my home while I’m away?

    Yes. Anyone directly related by blood, marriage or adoption can stay in your home up to 15 days while you are absent. You will be required to complete a condominium association application and check for them 20 days prior to the intended stay. An application processing charge of $40 and a security check cost of $50 domestic and $100 international are applicable. Of course, your family can stay as long as you like when you’re in residence.

  • Can I lease my home?

    Yes. However, to discourage/prevent transient rentals, the lease period must be for at least two months and you cannot lease your home more than three times per year. If for some reason the lease is less than two months it will be deemed a two-month lease and the condo must remain unoccupied (for the un-leased period) either before or after the leased period. A processing fee of $100, a security check cost of $50 domestic and $100 international and a refundable condominium association security deposit of one month’s rent is required.

  • Can I loan my home to a friend?

    Yes. However, it will be deemed the equivalent of a two-month rental so if your friends occupied it for less than two months it would have to remain unoccupied for the remainder.

  • Can I have pets?

    Yes. You can have two domestic dogs or cats each up to 25 pounds or one dog up to 40 pounds. Pets must be on a leash with the owner when outdoors. No vocal birds are allowed. Tenants and overnight guests are not allowed pets.

  • Is there any restriction on floor covering?

    On the street level and courtyard level there is no restriction. On the third level and penthouse level the bedrooms must be carpeted or be 80% permanently covered with area rugs.

  • What is the type of construction?

    Poured concrete and steel foundation and courtyard level 12”-14” deck with 6”-8” steel poured concrete floors between levels, slab to tie-beam steel-reinforced concrete columns and concrete block exterior walls. Interior walls are metal-framed on 16” centers. Exterior finish is stucco. Roof is an impervious underlay and barrel-tiled over plywood. Exterior windows and sliding glass doors are 130 mph hurricane-rated impact glass. All buildings are 100% sprinklered.

  • Does each owner get their own garage?

    Yes. Each owner is allotted a private two-car garage (19’ to 20’ wide and 23’ to 24’ deep) with an 18’ wide garage door, garage door opener and two remotes.

  • What about guest parking, handicap parking and bicycles?

    Guest parking is indoor. The garage level of each building has 14 to 18 guest parking spaces plus a handicap space and bike racks.

  • Where do I get my mail?

    At the front of your building.

  • Do I need hurricane shutters?

    No. All of the common hallway windows and all residence exterior windows, doors and sliding glass doors are 130 mph hurricane-rated impact glass. No shutters are needed or allowed.

  • Are the lobby and common hallways air conditioned?

    Yes. And paid for by your condominium association fees.

  • How many elevators and lobbies are there?

    Two elevators and four lobbies per building, one on each side of the building. Each garage level and each courtyard level have two controlled-access areas.

  • How is trash managed?

    There are two trash chute rooms per level (near the elevators). The trash chutes are directly connected to enclosed dumpsters on the garage level. Recycling is collected on the garage level.

  • Is there any extra storage?

    Yes. Each owner is allotted an air-conditioned storage locker in an extra storage room on the same level as their home and a non-air-conditioned storage locker on the garage level.

  • Is Genova in Collier County, Lee County, Naples, Bonita Springs or Estero?

    Although Genova is close to Naples and Bonita Springs, it is actually located in the incorporated Village of Estero, operating as a distinct municipality within Lee County of Southwest Florida. The postal code is 33928.

  • Who is the property management company?

    Genova is managed by FirstService Residential.
