The floor plans available at Genova, the new gated, resort-lifestyle condominium community in Estero, include flexible spaces that are quickly becoming the most utilized rooms in the home for offices, art studios, libraries, hobby rooms and exercise spaces.
Residents Cherie and Bob Mulcahy relocated to Genova after living in a single-family home in Bonita Isles for five years. One of the main selling points for the couple was the option to customize their home to make it uniquely theirs.
“The customization options at Genova were a huge selling point for us,” said Cherie. “As an artist, I was able to create an art studio out of our den. In the guest room, we were able to extend the closet for additional storage. Bob uses this room as an office.”
Each floor plan at Genova allows for modifications that potential buyers often seek. These include converting bedrooms to a home office or art studio, adding a double shower to the master bathroom, a multitude of finish options for the flooring, cabinetry and counters, combining rooms to make for larger great rooms and adding coffered ceilings and wall niches, which adds architectural interest and additional detail.
“Our buyers are always very excited to hear that our floor plans and residences can truly be made their own through the endless upgrade options we offer,” said Sales Associate Karen Duncan. “The flexible room that is included in our floor plans gives residents a spare room to use for whatever best fits their needs. It affords them the ability to really showcase their individual personalities.”
Prospective buyers can witness firsthand the many design options and upgrades in Genova’s recently completed model located in Building D.
The new model, which is the Spinola floor plan, is a two-bedroom/two-bath plan with 1,476 square feet under air and 2,336 total square feet. Priced from $389,000, the Spinola features a large great room, expansive outdoor living area, gourmet island kitchen, guest bedroom and bath en suite.
“If a prospective buyer is interested in a floor plan like the Spinola which offers two bedrooms as a standard, they have the option to convert the spare bedroom into a home office, hobby room, music room, art studio or however else they please,” added Duncan. “The same goes for our three and four-bedroom floor plans.”
Like every Genova residence, the new model in Building D has a private, two-car garage with an 18-foot door and opener. Guest parking can also be found in the under-building garages.
A limited time offer makes this the perfect time to buy at Genova. Through the end of the year, buyers can receive $10,000 to $35,000 off options depending on the residence purchased.
Another large selling point for the Mulcahys was Genova’s premier location. Located conveniently in Estero, the community finds itself positioned perfectly between Naples, Bonita Springs and Fort Myers. Buyers quickly recognize that Genova’s superior location will give them easy access to all Southwest Florida has to offer.
Genova is just minutes from sugar sand beaches of the Gulf of Mexico, the many shopping and dining options at Coconut Point, has convenient airport access and is surrounded by quality healthcare, education, recreation and more. Here, residents have access to everything locals and tourists alike love about Southwest Florida without the bustle of some of the area’s bigger cities.
If one were to consider location an amenity, the incredible list of amenities at Genova continues with the private club which features an Italian Riviera-style clubhouse with an expansive community room equipped with a large-screen TV, lounge seating and a hospitality prep kitchen, ideal for hosting private events.
There’s also a beach-edge, resort-pool that overlooks one of the community’s lakes, a lakeside sundeck that overlooks Genova’s water features and a covered 25-meter lap pool, perfect for year-round swimming.
The fitness center, which hosts clinics and private sessions, is a state-of-the-art facility. Adjacent to it lies the aerobics studio for exercise, Zumba and dance. Locker rooms with showers, as well as a sauna and massage room are also a part of the amenity package.
And finally, close to the front entrance of the clubhouse, are two regulation bocce courts.
Between the amenities within the community and those additional amenities right outside the gates, Genova truly is a fun place to live and play.
Private appointments remain available and can be scheduled by calling ahead. Potential buyers can visit the Sales Center and tour select residences Monday through Friday from 9 a.m. to 5 p.m., Saturdays from 10 a.m. to 4 p.m. and Sundays from noon to 4 p.m.
